Rightmove’s July 2026 borough report shows Westminster rents climbed 8.4 per cent year-on-year while the average mortgage payment on a £550,000 home with a 10 per cent deposit fell 9 per cent from its 2025 peak. The council’s own affordability tracker, published last month, lists 14 streets where the gap has flipped since January. First-time buyers using the Help to Buy equity loan extension that runs until 2027 can reduce the deposit requirement further, widening the advantage in postcodes such as SW1V and W1U.
