Named streets see fastest gains
Canonbury Road and Calabria Road sit directly south of the station. Flats on Calabria Road that sold for £675,000 in late 2025 now list at £785,000, according to Land Registry records filed in June. Further north on Drayton Park, a three-bedroom terrace that changed hands in April 2026 fetched £1.12 million, up 14 per cent on the comparable sale 18 months earlier.
Local groups including the Highbury Community Association and the Islington Society have tracked the price movement through monthly surveys of asking prices posted on Rightmove and Zoopla. Both organisations noted that properties advertised with direct sightlines to the new concourse roof sold within an average of 17 days.
Price data and next steps for buyers
HM Land Registry figures released on 3 July show the N5 postcode median rose from £712,000 in January to £798,000 in May. The same dataset records 47 transactions within 500 metres of the station in the first six weeks after opening, compared with 29 in the equivalent period last year.
Prospective buyers should check TfL journey planners for the revised timetable before viewing. Those considering Canonbury or Highbury New Park terraces should also review the Islington Council planning portal for any remaining Section 106 contributions tied to the interchange site, which close for comment on 22 July.
