Average asking prices for homes with direct frontage on Regent's Canal in Islington hit £1.48 million by the first week of July 2026, according to figures compiled by four local agencies. That marks a 14 per cent lift since the start of the year and outpaces the wider N1 average by nearly nine points.
The movement matters now because buyers are locking in assets while global markets remain unsettled by fresh developments in the Middle East and at the NATO summit in Turkey. Islington's canal corridor offers relative insulation through steady rental demand from workers at nearby offices and institutions.
Local streets driving the gains
Wharf Road properties between City Road Basin and the new pedestrian bridge at Eagle Wharf recorded six sales above the £1.6 million mark in the past four months. Further east, Noel Road terraces with garden moorings changed hands at premiums of £180,000 over similar stock two streets inland. The Canal and River Trust's mooring allocation scheme for the basin added ten new residential berths in March, directly supporting values on the adjacent towpath.
Agents also point to footfall from the revived Exmouth Market and the Angel Central redevelopment as factors pulling in corporate tenants. Islington Council's canal-side lighting upgrade, completed in May, improved evening access and has been cited in three recent marketing brochures.
Transaction evidence and next steps
HM Land Registry data published on 30 June showed 47 canal-adjacent transactions in Islington since January, with a median achieved price of £1.31 million. The strongest performer was a two-bedroom flat on Duncan Street that sold for £925,000 on 12 June, 11 per cent above its March guide. Comparable non-waterfront flats in the same postcode averaged £712,000 over the same period.
Buyers looking to move before the autumn school term should contact agents operating from the Upper Street corridor this week. New instructions are expected once the July completions clear, particularly on the remaining freehold houses between Colebrooke Row and the canal towpath.
