The trend coincides with a wider London market where older owners seek to release equity while staying close to familiar amenities and medical services. Families who bought in the 1990s now face maintenance costs on Victorian terraces that exceed their retirement budgets, pushing them toward smaller units with lift access and concierge facilities.
Target neighbourhoods
Most activity centres on the streets between Kentish Town Road and the Regent’s Canal, where converted warehouses on Prince of Wales Road and Wilkin Street offer two-bedroom flats with canal views. Further west, properties around Belsize Park tube station on Haverstock Hill and Englands Lane draw buyers who want quick access to the Royal Free Hospital and the open spaces of Primrose Hill. Local agents report that units in the newly completed Camden Collective development on Kentish Town Road sold out within nine weeks after release in April.
Camden Council’s older persons housing programme, launched in 2024, has also steered some moves by offering priority allocation in new schemes near the Roundhouse and the Stables Market. These schemes include shared gardens and on-site care partnerships with Age UK Camden.
Prices and timing
Average prices paid by downsizers reached £712,000 in the three months to June, up from £665,000 a year earlier. Two-bedroom flats on the canal side now list between £595,000 and £825,000, with the fastest sales occurring within 12 days of listing. Mortgage data from the Bank of England shows that 42 percent of these purchases were completed without a loan, reflecting equity release from previous homes.
Buyers planning a move should inspect service charge schedules and ground rent terms before viewing, particularly in buildings completed after 2020. Checking waiting lists for Camden’s sheltered housing schemes before the next quarterly allocation round in October can also secure priority places.
