Lambeth Council Details Brixton Regeneration and Asset Protections

Lambeth Council has released updates on regeneration plans and community asset listings that directly affect Brixton sites. The announcements focus on housing delivery, market protections and smaller street improvements without new statements from individual officials.

Regeneration Scheme Details

The council is progressing the Brixton Town Centre regeneration at 49 Brixton Station Road and 6 Canterbury Crescent. The scheme proposes around 280 new homes with 40 per cent affordable housing, plus workspace and new street market infrastructure. A refreshed agreement with London Square supports the project. Community engagement workshops run from June to September 2026 ahead of a planning application later this year. These steps follow earlier council decisions on the same addresses.

Asset of Community Value Listing

Brixton Village and Market Row were added to the Asset of Community Value list in July 2025. The designation grants community groups a legal right to bid for the sites if they are offered for sale, with six months to submit an offer. This protection applies specifically to the two market locations and gives residents formal standing in any future sale process.

Further Council Projects

A separate £180,000 scheme for five semi-mature trees and permeable paving outside Brixton Recreation Ground remains at the design stage, with public consultation planned from summer 2025. Brockwell Lido moved to Active Lambeth management on 1 July 2024. Brockwell Park festivals continue after a legal challenge, with six events confirmed to proceed. These measures sit alongside the larger regeneration work.
