Brixton infrastructure work traces back to Lambeth’s long-running regeneration plans

The London Borough of Lambeth awarded a GBP 17 million contract for the Brixton Rec Quarter project, which will deliver 240 homes with 50 percent affordable, 6,500 square metres of workspace and upgraded street market infrastructure.

Contract follows earlier site decisions

That award builds directly on prior council commitments to separate heating systems at the Brixton Recreation Centre and International House. Lambeth is investing nearly GBP 7 million in the separation work, and Neilcott Construction Ltd started on site in February 2025. The same framework now supports the larger Rec Quarter package, which also includes Derwent London’s proposal to convert Blue Star House into a hotel with co-working space.

Parallel activity on Somerleyton Road shows how multiple strands of the same regeneration programme have converged. Higgins Partnerships and the council are advancing mixed-tenure homes and a new Brixton Street Gym on those sites, using the refreshed planning agreement that covers 49 Brixton Station Road and 6 Canterbury Crescent.

Street-level works close out earlier phases

Lambeth Council is now completing the final phase of public realm works on Brixton Station Road. The current stage includes planting five semi-mature trees and installing sustainable drainage systems to cut surface water flooding risk. These measures sit alongside the Rec Quarter contract and the Somerleyton Road scheme, showing how earlier master-planning decisions are now moving into delivery on the ground.

The sequence of contracts, heating upgrades and street improvements follows the council’s refreshed redevelopment agreement for Brixton Town Centre. That agreement set the housing targets and workspace requirements now being built out through the GBP 17 million package and the associated Neilcott works that began in February 2025.
